Building Process
Initial Introduction
Initial meeting between KRG and the prospect.

Finance Approval
(1 week after document submittal)
For financial approval it’s necessary to have 3 years of tax returns on the business and a personal/corporate financial statement.

Letter of Intent
(Concurrent with Finance Approval)
The Letter of Intent states the preliminary outline of the relationship between KRG Properties and the client. It outlines the expectations of the overall project.

Location of Property
(2 to 3 weeks)
If no property has been located, our commercial real estate brokerage department will locate the necessary piece of property.

Negotiation & Issue Contract
(2 to 4 weeks)
The brokerage department will negotiate the property on behalf of the client and issue a contract to the owner of the property.

Due Diligence on Property
(4 to 6 weeks)
While the property is under contract, the due diligence period will begin. It’s necessary to make sure all of the requirements and special considerations for the facility are known.

Initial Design Meeting
(Concurrent with Property Process – 2 to 3 weeks)
When meeting with our architect committee, it will be determined what the requirements of the project are and how they will impact the total cost of the project. Size and design of the facility will be determined at this point.

Architectural Drawings
(Concurrent with Property Process – 2 to 3 weeks)
Our architect committee will maximize the use of the property and the facility so no space is wasted.

Civil & Structural Eng
(Concurrent with Property Process – 2 to 3 weeks)
Civil & Structural Engineering will work in tandem with the architectural process. This includes the following:
- Foundation
- Framing
- ADA Certification
- Landscape Certification

Selection Process
(Concurrent with Property Process - 2 to 3 weeks)
The selection process is where the client can engage the project and choose the look and feel of the building. The more that is completed on the front end will help to expedite the entire building process. Delays on selections can delay the project if the items are backordered or not available on time.

Construction Bid Phase
(Concurrent with Property Process 1 to 2 weeks)
Once the drawings are complete, the exterior and interior design is finished and selections are made; the bid process will begin. We work with local contractors that meet our tough specifications while maximizing your dollars for the building you need.

City Approval Process
(Concurrent with Bid Phase 4 to 6 weeks)
We can only move at the city’s speed, and sometimes it can be a trying process. Once the plans are submitted, we have to wait for the planning and zoning committee to review the plans. Once the plans are approved the building permits will be finalized and issued.

Construction Begins
(20 to 24 weeks)
Here is where the action begins. Your project will start to take shape once the excavation has begun. With the pouring of the slab and framing underway, you will start to see a great deal of progress. Once the roof and brick work is completed, weather will no longer be a major factor in the project.

Final Walk Through
Complete evaluation of the project to determine if there are any deficiencies in the building.

Punch List
A final punch list will be marked for the contractors to take care of any last minute cosmetic issues.

Closing
Once the punch list is completed and signed off by the client(s) the paperwork will be submitted to the closing. |
